The most flexible option — funds can be used for real estate, equipment, working capital, debt refinancing, business acquisition, and more. The SBA guarantees a portion of your loan, reducing lender risk and enabling better terms for you.
- Maximum loan: $5 million. SBA Express: up to $500,000 with faster processing
- Real estate: terms to 25 years. Equipment: to 10 years. Working capital: to 10 years
- Rates: prime + 2.75% to 4.75% — currently approximately 9–11%

- 85% SBA guarantee on loans under $150,000; 75% on loans over $150,000

SBA 504 Loan
Lowest Fixed Rates. Major Assets. 10% Down.The SBA 504 program provides long-term, fixed-rate financing for major fixed assets — commercial real estate and large equipment. Structure: 50% from a commercial lender, 40% from an SBA-backed Certified Development Company, 10% down from you. Best rates available.
- Owner-occupied commercial real estate — 51%+ occupancy required
- Large equipment with useful life of 10+ years
- Terms: 10, 20, or 25 years depending on use of proceeds
- Only 10% down versus 20–30% required for conventional commercial loans
- CDC portion carries fixed rate set by SBA — typically below conventional
